The problem
Land is a trust purchase before it is a price purchase. The buyer has been told about disputed titles, about schemes where you own a share rather than a parcel, and about brochures that quietly become 'indicative'. None of that is answered by photographs of a valley.

Published a starting price, which none of the other property work here does.
Every parcel is the same 10,000 sq.ft, so one number is honest for all of them — and on a commodity unit, withholding it reads as the evasion the buyer is already braced for. Charter pricing moves with vessel and date and can't be published; land pricing can.

Gave the paperwork a section and named each document in it.
For land the documents are the product. An individual 7/12 extract per plot rather than per scheme is the single fact that separates this from what the buyer has been warned about, so it is stated as a fact and not as reassurance.

Answered sixteen questions on the page rather than on a call.
A first-time salaried buyer, an NRI and someone planning a homestay arrive with three different anxieties. Handling all of them in an FAQ costs one section and removes the call that would otherwise have to happen before a site visit is worth booking.

Led the location section with drive times, not with amenities.
A weekend-home buyer is really buying the journey — 45 to 60 minutes from Pune, an hour and a half to two from Bombay. A clubhouse only matters once the drive is acceptable.

Asterisked every figure and put the disclaimer on the page.
Acreage, drive times and returns are estimates, and a land buyer who later finds out will not forgive it. Marking them costs nothing and is the same argument the paperwork section is making.
