One site carrying three audiences and two countries for a luxury second-home consultancy.

The problem

Three unrelated visitors arrive at the same domain — a family looking for a weekend house near Bombay, a business looking for commercial space, and brokers looking for a partnership — and a fourth intent, Dubai investment, shares nothing with any of them except the firm selling it.

What’s on it

  • Full-screen video hero, muted by default, with a sound toggle
  • Three entry paths: primary housing, commercial, broker partnerships
  • Second-homes section with Karjat, Lonavala, Alibaug and Khopoli pages
  • Separate Dubai investment section — Downtown, Marina, Palm Jumeirah, Business Bay
  • Phone number fixed at the top of every screen, plus a floating chat button

The calls

Split the entrance three ways instead of writing one headline for everyone.

Primary housing, commercial, and broker partnerships have nothing in common except the company. Sorting the visitor in the first screen is what lets every page after it speak plainly to one of them.

Sold the location rather than an inventory of listings.

A second home is chosen by place first — Karjat, Lonavala, Alibaug, Khopoli — and a searchable listing grid would have needed daily maintenance to stay honest. Location pages age far more slowly than stock does.

Made the phone number the conversion and left the form out entirely.

At this ticket size the next step is a conversation, not a submission. The number sits above the fold on every screen; a contact form would only have added a wait to a purchase that is already slow.

A second home is chosen by the place. The listing is a detail that comes later.
